RealPage Federal Antitrust Class Action

Hausfeld LLP has been appointed co-lead counsel in a federal antitrust class action representing renters of residential units nationwide against RealPage, Inc. (“RealPage”) and several of RealPage’s property management clients (the “Property Defendants”) (collectively, “Defendants”).

Pending settlements

On October 1, 2025, Plaintiffs in In re RealPage Inc. Rental Software Antitrust Litigation (II) filed for preliminary approval of 26 settlements with 27 Defendants. The settlements provide for $141,800,000.00 in monetary relief, as well as significant cooperation and injunctive relief. Plaintiffs are also seeking certification of the following class, for settlement purposes:

All persons and entities in the United States and its territories who paid rent on at least one multifamily residential real estate lease directly to any Owner, Managing Defendant, and/or Owner-Operator participating in RealPage’s Revenue Management Solutions, including its pricing software and/or lease renewal staggering software programs, or to a division, subsidiary, predecessor, principal, agent, or affiliate of any such Owner, Managing Defendant, and/or Owner-Operator at any time during the Class Period.

Plaintiffs’ motion for preliminary approval is pending. The claims process is not yet open. At a later date, Plaintiffs will submit a proposal to the Court for providing notice of the settlements to the class as well as a plan for distributing the settlements to eligible class members. The claims process will open after Plaintiffs submit a notice plan and a plan of distribution and both are approved by the Court.

For AIR, the Class Period is October 18, 2018 through August 12, 2024. For Pinnacle, the Class Period is October 18, 2018 through August 13, 2024.

About the case

Plaintiffs allege that Defendants coordinated to drive rents up to unprecedented levels, exacerbating the nation's affordable housing crisis. The complaint asserts that Defendants, including those listed below, conspired to use RealPage’s AI-driven “revenue management” service to set rental prices and restrict the supply of available rental units in major metropolitan areas across the United States. Plaintiffs contend that by using this conspiracy to stifle competition, Defendants inflated rents to supra-competitive levels and unlawfully suppressed the supply of rental housing, injuring the plaintiffs and thousands of renters across the United States.

On December 28, 2023, Plaintiffs defeated Defendants' motion to dismiss the complaint and are now engaged in discovery. The multidistrict litigation is pending before Judge Crenshaw in the Middle District of Tennessee. 

Counsel represents the plaintiffs who filed this suit, as well as a proposed class of similarly situated individuals who paid inflated prices for the rental of real estate from the Property Defendants and other clients of RealPage.
